During a real estate transaction <\/span><\/p>

The 2018 ACSTR guidelines invite owners and buyers to test for radon during the real estate transaction.<\/span><\/p>

For sellers, before the transaction, brokers should inform sellers of the following:<\/strong> A long-term test is recommended. If necessary, mitigation measures can be carried out by the seller with full knowledge. Buyers will be encouraged to see that the seller is taking care of the long-term health of future owners.<\/strong><\/span><\/p>

For buyers, real estate brokers and inspectors should inform them of the dangers and recommend a long-term test after taking possession.<\/strong> The broker should agree on an amount to hold in trust. If mitigation measures are required, the retained amount will be used for these works.<\/span><\/p>

Buyers may request a short-term test before the transaction if no prior test has been conducted, for a minimum of 4 days. This test can then serve as a guide. The ACSTR guide provides a reference to standardize testing protocols by PNCR-C professionals using a rapid identification system. Depending on the radon level tested, a Green, Yellow, or Red code will be assigned.<\/span><\/p>

Green: the guide does not recommend further testing.<\/span><\/p>

Yellow: the guide recommends additional long-term testing; there is a chance the radon level exceeds 200 Bq/m³.<\/span><\/p>

Red: the guide recommends a long-term test as the chances are high that the radon level exceeds 200 Bq/m³.<\/span><\/p>
